A very traditional English seaside hotel. Warm and friendly welcome with full Concierge facilities. The room was comfortable with an excellent sea view. The decor was a little tired but still well appointed. Breakfast was buffet style with table service for tea/coffee. Full english was included and there were additional dishes from the menu. The service was good and the food excellent. We did not dine in the evening. Not the cheapest but the extra services made it good value.
Lovely clean hotel . Rooms on the small side and the bed not quite big enough although comfy. Staff were delightful and our breakfast was first class. Compares very favourably with most hotels I've stayed in. Would definitely go back but would ask for the larger room I saw on the ground floor with hopefully a larger bed !
Just off the seafront, could see the burnt pier from our window. Modern, SPACIOUS and clean room. On a famous road in Brighton which consists of lots of restaurants serving a variety of different cuisines. Short walk to central Brighton. Would definitely stay again and recommend to friends/family.

Stayed two nights, had a cheaper rate for a room on the top floor which we think were the old servants' quarters! It is a trek as there is no lift, but we knew that before we booked and it was no trouble for us. It's a perfect place to stay in Brighton as it's really close to the front (our room had a direct view of the sea and the old pier), really close to all that's good about Brighton! It's a lovely atmosphere in a beautiful old building, with lovely hosts and a cracking breakfast!
As it's an old building, there are imperfections that come with a hotel of it's age, most notably the wonky floors, but that adds to the charm of the hotel in my opinion. All rooms apart from the breakfast room and lounge are upstairs, so I would recommend anyone to consider this before they book.
The breakfast is a buffet breakfast with all sorts on offer, with vegetarian sausages available if you ask, or maybe even mention it before you go.
There is no parking, which is standard around Brighton, but we booked a space with a chap round the back of the hotel, recommended by the hotel owner, and paid half the price of anything else I had seen elsewhere.
I am glad i did not listen to the overly cruel review of some people.
it was not the cleanest hotel i've been to, nor was it posh, but at the price of less than 50 pounds on a weekend to sleep over for 4 it certainly is an unbeatable value. it would cost almost the same to stay over in a tent by the seaside - that is if you're lucky enough to get some available pitches - and this place definitely beats sleeping in a tent. you get your own kitchenette. everything around was possibly the cheapest you can find - but it's not necessarily a bad thing - cause you get to pay less for the hotel.
FREE parking and the sea is just a stone-throw away.
Special occasion in this place is a definite - NO NO!!!!
but for a cheap weekend getaway or even maybe a week's getaway - i would come back :)
This nice bead and breakfast is located very close to the beach--about a two-minute walk--and other points of interest--Brighton Pier, the Royal Pavilion, the Lanes, etc. The owners are extremely kind, gracious, and accommodating. They made my stay comfortable and pleasant.
Can't fault the location or communication. Wasn't overly impressed with the cleanliness and the sofa needs replacing (apartment 4!) but is a modern, light and warm place to stay to explore the sights. Only other issue was parking. Despite some helpful advice from the people at Max apartments, I still ended up spending over £50 to park whilst we were there for 3 days.
