This is a decent hotel in an excellent location, right beside Lake Eola. Staff were friendly and helpful. The room was clean and comfortable, though a few signs of wear and tear were apparent. Big downside is no self-parking and $35 a day or valet is steep. There are a few garages within two blocks for under $15 though.
I would have given an overall rating of 5 had we gotten the room we stayed in right away. We were given a nice suite in the category we had booked, but it was on the 4th floor and RIGHT OUTSIDE our windows were all the huge airhandlers for the hotel. They were very noisy, and that was the only view we had from the suite. We asked for another suite and were given a suite on the 7th floor. It was fabulous. The hotel is modern and has a great bar where you can get light fare from 4 p.m., and there's a 24/7 pantry that is well stocked and where the breakfast is served. Close to all places of interest in downtown Orlando, walking distance to many.
The hotel is in a nice location but the rooms are dated. I think they wanted to keep it that way to keep the charm but they just look dated. The breakfast is alright but you don't really stay in Dr. Phillips house, you stay in an old apartment building right next door.

Location is excellent if you are going to the Citrus Bowl. If you are going for a holiday you will need a car there is not much else surrounding it.It is an old building(no lifts) but it is only 2 floors.I had a smoking room with balcony and air con(of course) so I was happy.The restaurant was friendly with good menu ,but it closes at 2pm weekdays and midday at weekends,so if you don't like Buffalo Wings for later you will have to travel(there is a gas station that sells sandwiches etc).I did not use the pool.There is a small smoker friendly bar if you don't smoke it is the best ventilated I have ever come across.
