“Rather good for Cap's hotels, meet the expectation”
Well-maintened hotel, just right on the Route 28th. In comparison with other Cap Code's accomodations looks like a right place to spend a few nights. You will not be dissapointed.
“good place for good price”
Stayed here on a last minute whim. Was able to get a good price on a holiday weekend. The room was basic but comfy and clean. Right on the main strip in Yarmouth, Rt 28, near everything. Would go back.

“So much potential!”
This hotel was convenient to everything. It offered a large selection contiental breakfast that was tasty. The property was pretty. It offered a well maintained outdoor pool, patio area, camp fire and chairs facing the marsh. The indoor pool and hot tub were well maintained and clean. The only negative thing I can say is that the quality of the matresses do notmatch the hotel. One of the worst nights sleep ever!
“Clean, friendly staff”
Hard to choose a place to stay on the intenet. Paid attention to customer reviews, almost chose the wrong place to stay based on pictures. Staff was very helpful iin directions to get to thngs to do and places to eat. would recomend to family and friends, nice breakfast every day, pool, and hot tub, really cute bar. Our main concern was cleanliness, and it was very clean and kepted up. Had a positive experience.
“Perfect”
The hotel staff were very nice. Location is very good. The on premises beach is ok, but a nice place to have breakfast or just relax. The breakfast is typical, but the staff were always there and the trays of food were always full. They have two beautiful pools. There are many good restaurants and beaches in the area. Very nice place and we look forward to returning.
“"Kid Friendly" unfortunately”
Well, perhaps I wouldn't feel so negatively if they hadn't put us in a room directly above the pub - with loud screaming drunks until almost 1am. Also, the room reeked of mildew and pee - like children had peed on the floor. I saw patches of stains on the carpet. One bed had blood on the sheets. We asked to be moved but were told that no other rooms were available.......... The whole hotel smelled musty and old, kind of gross. Screaming children racing through the halls with absolutely no restraint applied by their parents. The continental breakfast was dismal with white trash clamoring over the waffle irons, the line was atrocious. Each whale was making 4 or 5 waffles. On our last morning I finally bared the line and made a waffle - it tasted like cardboard! Other than the waffles there were bagels, english muffins, mini donuts, cereal - so nothing remotely healthy. The view in the back is really of marshlands.... Maybe other rooms were cleaner, but ours was worse than a motel...it may have been one of the grossest rooms I've stayed in...and it was our 3rd Anniversary! Great...
“Will go back”
I would definitely come back to this hotel. It was very clean, and the staff was very nice. It rained while we were there but we enjoyed the hot tub and the indoor pool.

Upon checking in to the hotel we were directed to our room. When we opened the door to the room the smell was disgusting. The previous guests must have brought their cat with them (although the hotel assured me that pets are not allowed!!). It smelled like a dirty litter box. I went to the front desk to let them know that I would not stay in that room. Housekeeping was sent to see what I was talking about (when she entered the room she got the same smell right away - so it wasn't just us!). I was told I would have to wait until they found us another room. After a very long time we were put in an "upgraded room". However, this room was at the entrance to the back of the hotel where you entered. Needless to say every time someone came in or out (at all hours of the night) the door slammed and shook the wall and the beds. If that wasn't bad enough the air conditioner would only work sporadically and the windows did not open. I don't know how they considered this an upgrade. We felt like we were being punished for complaining about the first room. When checking out I told the girl about my experience. She could have cared less! Room was very expensive for mid-week and we got a good deal becaused we booked through Expedia.
“Clean and Comfortable Place to Stay, But a Few Quirks”
This resort is centrally-located, clean and comfortable, and kid-friendly, but with a few quirks. We would stay here again. The location was a major seller for us. It's on Route 28, just south of Hyannis, and within a half-hour drive of our planned activities, and many good restaurants. Cleanliness and house-keeping were excellent; my daughters left sand all over the floor some nights, and it was impeccably clean the next day. Many guests had young kids. With an outdoor pool open til sunset, and an indoor pool open to 11 pm, they can get in plenty of swimming even after getting back from the beach. A free continental breakfast helps keep meal costs down; strangely, they had waffles but not eggs or bacon. Rooms and halls were dated but comfortable. Beds were good, but not the best. If you're sleeping two to a bed, I recommend a queen instead of a double if you can afford it. There's a slight odor in the parking lot and halls due to the nearby salt marsh. However, I couldn't detect the odor in the room. The in-room air conditioning was louder than we would hope, but effective. We enjoyed our stay here, and it was in a great location. We would stay here again, if the price was right.
