I loved the beach at the property, it’s in a quieter spot but the property itself could do with a revamp. It was clean and I found the bed was comfortable, staff were friendly but it is dated. If you are spending most of your time at the beach or on day trips it’s fine as it’s cheaper and less noisy and crowded than other hotels in this area.

Very clean and easy walking distance to many attractions around. Willing to help you get transportation to anywhere you needed. Restaurant staff were super awesome. Had a mishap at initial check in with someone already being in my room. Staff quickly rectified the situation.

The beach was the best waterfront around based on what we saw when walking around. The property grounds are nice and the pool was good. The rooms are very dated and the amenities such as dishes and blankets are weak at best. They could really use an update but our adequate.

I really enjoyed this property. There are no large tour groups, so there is not a lot of people, and it is nice and quiet. Sorry there is no loud music pumping all day like in the big all inclusive resorts. The place is immaculate clean and you can always get a chair in the beach and pool

On checking in the manager recognized me from my first stay here, which I take as a sign of great attention. I was afforded an upgrade to a lovely suite with two ample balconies, one overlooking the beach. The suite was very clean and well maintained. It had a kitchenette, living room, sizeable bedroom, and bathroom. There is a safe for valuables. I ate at the beachfront restaurant and the food was good and service was prompt and pleasant. I was only there for one night but would highly recommend if your looking for a well run beachfront resort.

We stayed 4 nights at Beachscape Kin Ha Villas and had the most wonderful time. This was our first time in Cancun and we didnt know anything before arriving but within a day had figured out the bus system, markets and shopping. So easy to get around as the Resort was central to everything. The Resort beach was amazing, clean and perfect soft white sand and the staff very friendly. I hope i get this name right i think it was Ilma, at Beachscape Tourist desk was an angel with her tour advice and she was a very lovely lady . Its a shame we live so far away in Australia or we would be back at Beachscape in a heartbeat.

Absolutely loved this hotel. We stayed a few nights and even though we had a room without a beach view it was quiet and we slept great. Room service was wonderful. The hotel restaurant was great. The white sand beach was amazing. Loved everything about it. Everyone works very hard at this hotel to ensure you have a pleasant stay.

Restaurant on site , Local food options were good. Free breakfast was good. Pool and beach was very nice. Service from workers were very polite and helpful. What we didn’t like is we woke up with bites all over our feet and legs day 3-5 (possible bug bites). We didn’t realize till the end of our trip. Rooms should be more sanitized and heavy inspected especially since it is a hotel.

I like the pool and the beach area. Though the guys at the beach were very pushy and allowed some to reserve chairs and others couldn't. I didn't like the rooms. The pillows were not good and the air-conditioning worked for first 1 hour.

We stayed as a family over Christmas for four nights in a two bedroom unit. The location is excellent and beach beautiful. We appreciated having a kitchen as the main restaurant only had a buffet breakfast which was expensive. Unfortunately we had limited housekeeping that we had to request daily. This may have been due to limited staffing over Christmas. Unfortunately we had a sink that needed repair while we were there. This was fixed but we had maintenance in our suite for a few hours. My biggest concern was that upon check out I realized that I had left a number of items of clothing in a drawer. We had just left for the Isla Mujeres so we’re not able to immediately return to collect the items. I contacted the hotel that day and requested they be put aside and that I would come back for them on Dec 31 on our way to the airport. On Dec 31 we returned for the items. Unfortunately half of the items were missing. I advised the hotel that all of the items were in the same drawer so the fact that the underwear and bathing suits were returned but not the expensive jeans, yoga top, sports bra and nightie was suspicious. I outlined my consent to the hotel in an email with the value if the items requesting a response and none was given. This is unfortunate as otherwise I’d say this is a great lace to stay.

En general buen precio-calidad. Tomar en cuenta que es un hotel "viejo" por lo que todo el mobiliario e instalaciones tiene años de uso y no han sido renovadas, aunque las mantienen en buenas condiciones. El hotel está bien ubicado y la playa frente al mismo es muy bonita. La comida no es espectacular pero no está mal y, en general, creería que si se tiene un presupuesto más apretado es buena opción.

It was a wonderful stay and the breakfast bar was delicious! The only concern I had was that there was a daily tax I was not made aware of. I had an inkling I was going to be charged due to another comment I had seen from someone else but it would have been nice to have been notified of the tax by the hotel beforehand. Either way, I’ll come back and stay given the option

My wife and I really enjoyed staying here. Every staff member was incredibly friendly and helpful. The room was clean. It is not an extravagant room, but was hardly in the room so that did not matter. There was a wonderful private beach with attentive staff that made relaxing seaside such a pleasure. Will absolutely return in the future. Though we did not visit with our kids this time, the Beachscape is definitely family-friendly if that is important to anyone.

You get what you pay for.
You get what you pay for. We chose this hotel because it was much more affordable than most other hotels in Cancun and the ratings were very high. Normally I would give this hotel 3 stars as it was fine and I knew I was being frugal. However, the ratings seem to be inflated and I think it’s important to know what you get. The room and furnishings are sparse and basic. No luxury vacation feeling here. The bathroom actually looked quite run down and in need of a renovation. The amenities are fine. If your passing through for a few nights and don’t plan to stay in your room, or the hotel, other than to lay your head and the end of the night, this hotel will be fine. If the ratings go had been more accurate, I would have spent about $25 to $40 a night more and stayed at one of several other hotels that had lower ratings, but when we spoke to other travelers, actually seemed to offer nicer rooms and amenities.

We liked the atmosphere and all the workers very friendly. Safe place to stay. Just need to put coffee in rooms daily and possibly softer beds. Other than that loved it!

Me gustó la limpieza y el trato amable de todo su personal. Solo considero que algunos muebles y puertas dentro en las habitaciones requieren de mejor mantenimiento o de un cambio.

Location is good, it is nearby to Restaurants and shops. Beach is clean and Ocean side is pace full, ideal for Kids. However staff was rude, starting for the Man in the Reception with zero knowledge of Costumer Service. Then the guy in the parking entrance, he yell of us when I tryed to talk to him, maybe he was working in the prision before, where he got the actitud to yell instead of speak. And also the house keeping she was upset at all the times, when I requested to change our towels she refused because that was not her room any more, but she never called an other housekeeping to change the towels neither. Other day she yell of me saying I took a chair from the other room, which was not true! but she don’t listen and she was positive that I did it. Then she wants to entrance to my room in very rude mood, to verify chair was not in there. Later she yell of us again! because the door was not looked to the next room, OMG! She was a nightmare. I think this hotel really need to improve their Costumer Service culture.
